NYLO Dallas South Side Hotel is an NPS-Certified Rehabilitated Structure occupying a 0.926 Acres lot along South Lamar Street in Dallas, Texas. This project was a conversion of a historic ca. 1911 warehouse and manufacturing facility that was owned by the Dallas Coffin Company which produced “the most complete range of coffins” as exclaimed in Greater Dallas Illustrated of the time. The adaptive reuse transforms the brick and concrete structure into a 76-key boutique hotel in the Cedars area of Dallas, an older part of the city undergoing renewal. The historically significant facades’ brick and wood windows were to be fully retained and restored, in contrast to contemporary new construction. On the existing roof, an expansive new floor area was added to house a bar and lounge alongside a new infinity-edge swimming pool with a clear view of downtown Dallas. Among other amenities are a lobby-level lounge, meeting spaces, and a breakfast area.

The 100-year-old, five-story building sat vacant for over a decade, but is now an active part of the revitalized mixed-use community at South Side on Lamar featuring sustainable development strategies including the harvesting of rainwater to irrigate the landscaping, reduction of water use, and optimization of energy-efficiency.

The NYLO Dallas South Side Hotel retains the original building’s history while accommodating tasteful contemporary additions, highlighted by exciting interior design selections which revel in the idea of taking found – and sometimes used – objects, repurposing them, and transposing them within a fresh, new setting.
