ROSWELL, GA. — Duke Land Group has unveiled preliminary plans for Riverwalk Village, a 104-acre mixed-use development in Roswell. The project will be located between Georgia 400 and Old Alabama Road. Approximately 43 percent of the land will be preserved as open space, including parks, public spaces, pedestrian-oriented zones and a system of walking and biking trails that will connect Riverwalk Village and surrounding neighborhoods to the Chattahoochee River. The project’s developers plan to construct open channel streams to an existing lake on the site, which will be surrounded with boardwalks, restaurants and retailers. The Atlanta Regional Commission (ARC) will review the proposed site plan, which calls for 1,500 residential units, including single-family attached, multifamily and active adult housing; 490,000 square feet of general commercial real estate including retail, restaurant, entertainment and grocery; 1.7 million square feet of office space; a 200-room hotel; and 200,000 square feet of civic and institutional space including the Swift School, a school for children with language-based learning differences. Pending zoning and permits, construction is expected to begin in the fourth quarter of 2015.

Construction is underway on the $1.6 billion, 175-acre Wade Park mixed-use development in Frisco, but Atlanta-based developer Thomas Land & Development is ready to expand the project's plans.

The development firm is enthusiastic it can play a part in Frisco's "major growth," with Wade Park, President and CEO Stan Thomas said. That enthusiasm is playing out in expanding the vision of the project.

"Attention to detail in developing a unique experience, while also creating a sense of community, is the driving vision behind the design, with the perfect mix of modern and comfortable urban living in one of North Texas' most in-demand locations," Thomas said in a statement.

The Wade Park project is off the Dallas North Tollway and Lebanon Road on a stretch of road eco-devo officials are naming Frisco's '$5 Billion Mile,' because of the amount of construction work within that area of the city, which includes the new world headquarters of the Dallas Cowboys.

Recently, Wade Park landed Whole Foods Market, iPic Theaters and Pinstripes, with plans to announce more retailers this year. The project will total 600,000 square feet of walkable retail at built-out.

The developer also plans to get underway with its first phase of office development, which includes two, 200,000-square-foot office buildings and two, 400,000-square-foot buildings. At build-out, Wade Park is expected to total 6 million square feet of office space.

Thomas released new renderings of the Wade Park development, which is being done by Atlanta-based design firm Wakefield Beasley & Associates in collaboration with Dallas-based 5G Studio. The new images give potential tenants the idea of the walkable community that's heavily landscaped and designed.

Dallas-based SWA is the landscape and hardscape designer, along with Kimley Horn & Associates. Atlanta-based PHA Lighting is working on the project's lighting. Dallas-based Balfour Beatty is the general contractor for the project.

Thomas is actively negotiating a flag for the 175-room boutique hotel. He expects to make an announcement on the new hotel partner by the end of the year. Along with the hotel, the developer plans to build a 350-room executive conference and meeting hotel along the Tollway and an upscale limited service hotel.

Nashville-based Bristol Development will develop 1,300 high-end apartments, 50 condominiums and 127 single-family residences with luxury amenities and concierge services within the Wade Park development.

Along with retail and residential, Thomas Land has started on the initial phase of the office portion of Wade Park. The two, 200,000-square-foot building and two, 400,000-square-foot offices buildings will be developed by Greenstone Properties. Dallas-based Peloton Commercial Real Estate will lease the properties.

The initial phases of Wade Park — which includes Whole Foods Market, iPic Theaters and Pinstripes — is expected to open in fall 2016.
